Using a VA loan in Virginia

Virginia has several distinct military-connected housing markets. Northern Virginia, the Quantico corridor and Hampton Roads should be compared on their own geography, not treated as interchangeable places to buy.

Your duty station and your property address can be in different jurisdictions. Start with the home’s location, a comfortable total housing budget, and your actual reporting location. VA eligibility, loan qualification, and property requirements are separate checks. Working near a military installation does not by itself establish VA eligibility.

Northern Virginia and Hampton Roads need different plans

Pentagon and Myer–Henderson Hall

Compare Arlington, Alexandria and other Northern Virginia communities with the correct work address, parking arrangements and transit options. Arlington County, the City of Alexandria and a Fairfax County address are distinct jurisdictions; confirm the exact property location before estimating taxes or local benefits.

Compare D.C., Maryland and Virginia →

Hampton Roads: Southside

For a Naval Station Norfolk, NAS Oceana or other Southside assignment, begin with the actual command and reporting location. Compare Norfolk, Virginia Beach, Chesapeake and other locations against your route. Check any bridge or tunnel crossings and address-specific flood and insurance questions before choosing a home.

Hampton Roads: Peninsula

For Joint Base Langley–Eustis, first confirm whether the assignment is at Langley or Eustis. Compare Hampton, Newport News, York County and surrounding locations. Treat a route that crosses the water as a separate scenario, and check current transportation information for the time you expect to travel.

Buying elsewhere in Virginia?

You do not need to be stationed at a listed installation to ask about a Virginia purchase. Tell us your intended property location and whether you are moving, buying locally, or planning for life after service. The VA benefit and lender requirements still need individual review.

A payment is more than principal and interest

Build a complete Virginia homebuying budget

Budget itemWhat to check before comparing homes
Mortgage paymentUse the same loan assumptions when comparing properties. A comfortable payment goal is different from a loan approval.
Property taxesVerify the exact jurisdiction, current assessment and tax bill. Ask how a purchase or reassessment could affect future costs. Do not assume the seller’s tax benefits transfer to you.
Insurance and property exposureFor coastal properties, obtain address-specific insurance and flood information early. In any market, compare the home’s condition and potential maintenance needs. A different location does not automatically produce a lower total payment.
Association and property expensesCheck HOA or condominium dues, what they cover, any pending special assessments, utilities, and a maintenance reserve.
Cash needed to closeAsk for an itemized estimate of loan charges, settlement charges, government charges, prepaid expenses and initial escrow deposits. No down payment does not mean no closing costs.
Everyday location costsAdd expected parking, transit, tolls and commuting expenses to your personal budget; these are separate from the mortgage payment.

Virginia assistance and travel resources

Virginia Housing

Virginia Housing offers closing-cost assistance for qualifying transactions using certain Virginia Housing VA loans. It is not a credit available on every VA mortgage. Check current eligibility, provider participation, funding and compatibility before including assistance in your budget. Read the current program requirements ↗.

Compare the whole route

Use WMATA trip planning ↗ for applicable transit options and Virginia toll information ↗ when evaluating routes. An available train or toll road does not establish access to your duty building; check the complete trip and current rules.

Moving now—or planning ahead

A practical plan for your move to Virginia

Before choosing a home

  1. Confirm your reporting location, likely schedule and installation access requirements.
  2. Compare a few actual addresses using your expected commute, not just straight-line distance.
  3. List your comfortable payment and the cash you want to retain after closing.
  4. Ask how your COE, prior VA use, income and occupancy plans affect the next step.

Before setting a closing date

Confirm the exact duty location before comparing Northern Virginia or Hampton Roads addresses. If an offer depends on selling another home or relocating on a tight schedule, discuss those dependencies early rather than relying on a generic closing timeline.

If you are relocating, talk through orders, arrival dates, temporary housing and the loan’s occupancy requirements. Do not assume a PCS move automatically waives them. Ask how remote document signing or settlement would work for your transaction.

Clear answers. A confident next step.

A few questions, answered.

How should I compare Fort Belvoir and Quantico areas?

Start with where you will actually report. They are separate installations, and the best comparison is among homes with routes to your assignment—not just homes labeled Northern Virginia.

Should I live on the same side of a bridge or tunnel as my duty station?

Make that a scenario to compare, not an automatic rule. Test the actual route and schedule, alternate routes and your complete household budget. We do not promise commute times.

Can I buy a Virginia condo with a VA loan?

A VA-financed condo purchase requires an acceptable project and property as well as borrower qualification. Have your loan expert check the project early; review dues, insurance and potential assessments separately.

Are Virginia Housing grants available with every VA loan?

No. The grant and mortgage must meet the applicable program requirements. Confirm whether Coastline can arrange the specific program before relying on it.

Can I plan a purchase while I am still out of state?

Yes. A preparation conversation can identify your timeline and what to gather. Document review, occupancy and any remote settlement arrangements require transaction-specific confirmation.

Does a lower purchase price always mean a lower housing budget?

No. Taxes, insurance, association dues, maintenance and location-related expenses can change the comparison. Use the same loan assumptions for both homes.

Beyond the basics

Compare the decision behind the address in Virginia.

A service-area label is only a starting point. Review the property’s legal type, tax jurisdiction, association fees, insurance and actual reporting location before comparing homes.

For a condo, verify project status before assuming a VA loan will work. If you already own a VA-financed home, review remaining entitlement and both housing obligations early.
