Beyond the basicsCompare the refinance, not just the payment.
A smaller payment can come from a lower rate, a longer term, or both. Review the change in balance and costs alongside the payment before choosing.
| Review item | Why it matters |
|---|
| Current balance and remaining term | Compare against the loan you have today, not its original starting point. |
| New balance and term | Financed charges and a longer repayment period can change total interest. |
| Cash and financed closing costs | A transaction with no cash due can still have costs. |
| Principal and interest saving | Keep tax and insurance changes separate from loan-payment savings. |
| Expected time in the loan | Compare that period with the time needed to recover costs. |
A simple break-even illustration
If relevant refinance costs are $3,600 and monthly principal-and-interest savings are $150, simple recovery is 24 months. If you sell after 12 months, payment savings alone would not recover those costs. This simplified calculation excludes time value, tax effects, balance differences and other factors; it is not the statutory VA recoupment test or an approval decision.
