Start with the full picture
Your purchase budget can include loan charges, title and recording expenses, prepaid taxes and insurance, and a VA funding fee unless exempt. Ask for a written estimate tailored to the property and financing rather than assuming one standard total.
What the VHAP appraisal credit means
Receive a closing credit covering the appraisal cost up to $800 when your eligible purchase loan closes. The credit depends on the program conditions and the completed closing. Other purchase costs remain a separate part of the budget.
What else can affect cash to close
The down payment, earnest-money deposit, permitted seller credits, lender credits, and prepaid expenses can affect the final amount. A lender credit can come with a pricing tradeoff. A warranty credit is a separate eligible-purchase benefit and should not be treated as cash available for any purpose.
Make the next step specific
Ask for a purchase-cost review using your intended price range and property state. Have the expert explain what is estimated, which credits apply, and what changes once a property is selected. Use the Loan Estimate as the written reference for your loan costs.
