A condo purchase needs both a borrower review and a property/project review. VA purchase financing can be used for a condo in a VA-approved project. A listing description or a seller’s statement that a home is “VA eligible” does not replace verification.
Your six-point condo checklist
- Ask the lender to verify the exact condominium project and applicable VA status.
- Confirm the legal property type. A home that looks like a townhome can be legally a condominium.
- Obtain current association dues and find out what they include.
- Ask about assessments, insurance coverage, and available association documents.
- Discuss lender documentation and project-review timing before setting a closing date.
- Compare the complete payment and available cash, not just the purchase price.
Compare the complete ownership cost
A lower condo price may come with higher association dues. Check whether dues include utilities, building insurance or services you would otherwise pay separately. Obtain an insurance quote for the coverage you need as the unit owner. Do not assume that a master policy covers your belongings or every loss.
When project status is uncertain
Ask what would need to be resolved, who can provide the documents and whether the proposed timeline is realistic. Do not assume a project review will be completed or accepted before a contract deadline. Borrower preapproval does not establish project acceptance.
Apply this locally
When comparing condos around the capital region with townhomes near Fort Meade or Northern Virginia installations, compare legal ownership type, dues, assessments, taxes and actual commute routes at the address level. Market labels alone do not settle financing or affordability questions.
