Compare the same scenario
Start with the same loan purpose, amount, term, property assumptions, borrower details, and rate-lock period. A lower advertised rate may require more points or different assumptions. Ask questions when two offers are not directly comparable.
Read the costs alongside the rate
Look at the interest rate, APR, points, lender charges, credits, and cash to close. APR is a comparison measure that includes certain financing costs; it is different from the note rate used in a simple principal-and-interest estimate.
Use the written Loan Estimate
The Loan Estimate identifies the proposed loan terms, projected payment, closing costs, and cash to close. Keep that document available for a private discussion. Do not paste account numbers or upload financial documents to a marketing inquiry form.
Understand the VHAP Rate Promise
Bring us your mortgage quote. We’ll match or beat a verified qualifying lower rate, or pay you $200 if we can’t. To qualify, Coastline Mortgage must have the final opportunity to review and match or beat the competing offer. Matching the rate fulfills the promise. Identical loan scenarios are required. The competing Loan Estimate must be dated within three business days of Coastline’s original quote. Read the full Rate Promise terms and request a comparison through your Coastline quote email conversation.
